Heard some pretty disturbing stuff about Metropolitan Square, especially Block A (Milan). My friend said he saw one unit there being used for shady business — like a brothel. Got this pimp-looking car always dropping off girls, looks like they’re there to service “customers”.

Honestly quite shocking, especially for a residential condo. Management really needs to step up before the place’s reputation gets totally ruined.

I much prefer Emerald Perdana — got that quaint charm, low density, and looks way nicer overall.

If you’re thinking of moving to Metrosquare, better manage your expectations. There’s no proper lobby, and I’ve seen people struggling just to get their fridges in — have to hack them apart ’cause the carpark entrance door is too small!

Ya, the new MRT station nearby definitely helps, but I don’t think it’s the only reason. Kota Damansara as a whole has really transformed into a chic and happening area.

This condo appreciates quite fast too…. middle of last year around 260k for 936sf. Now already 330-340kl range. Almost 30% increase!

New MRT station is very near, but I dont think this is a single contributing factor. Kota Damansara as a whole, had undergone a huge transformation, to a chic and happening place.

The facilities at Palm Spring @ Damansara, such as the gym, pool, and communal lounge areas, are severely outdated. They haven’t received any upgrades in years, and it’s obvious that the infrastructure is aging without proper renovations. The gym equipment is often broken or missing, and the pool area is not maintained to a hygienic standard—leaving residents with a subpar experience. I expected a modern, well‑maintained facility given the premium location, but the constant state of disrepair is both disappointing and frustrating. This neglect makes it hard to justify the living costs here.

Aiyo, don’t trust lah, this E&O same company that build Seri Tanjung Pinang near Straits Quay. Now got so many problems like big cracks on the wall, leaking water pipes, all these happening in houses on reclaimed land. If that place already like that, you really wanna trust them to build high-rise on reclaimed land? Siaos, no way lah.

For a Penang condo under RM600k, The Terraces is quite affordable. The location is good, but the unit size is quite small for a family with kids. Might be suitable for young professionals or newlyweds, but not for a growing family.

If you’re buying for own stay, this project is affordable and comfortable. However, if you’re looking for capital appreciation, I would look elsewhere. Leasehold condos don’t appreciate as much as freehold ones, and Penang has many upcoming projects that might compete with this one.

The layouts are well-designed, but at 925-950 sq. ft., the units feel too small for a family. The living and dining areas are okay, but the bedrooms are quite tight. If you need more space, this might not be suitable.

Traffic Nightmare

The location is strategic, but Bukit Jambul’s traffic is terrible during peak hours! If you work in Bayan Lepas or George Town, expect to spend a lot of time stuck in jams. Plus, the roads leading to the condo are quite narrow. Definitely a deal-breaker for me.

I was excited about this project at first, but after finding out it’s leasehold, I lost interest. For this price, I would rather buy a freehold property that offers better long-term value. IJM is a good developer, but I personally prefer a property that I can hold forever. Not for me.
