📈 Pricing Outlook:
E Residence Telipok’s pricing of RM290–RM310 per sq.ft. remains one of the most attractive in the Tuaran–Telipok region. With Sabah’s rising population and the push for suburban development, the project holds strong potential for long-term appreciation, particularly as infrastructure and amenities in the area continue to improve.
🎯 Target Market & Investment Potential
Target Market:

E Residence Telipok Reviews
Liveable For Now, But…”
Can stay here. Many things need work. Promises slow to appear. Concerns remain. Average.
Okay Layout, But…
House design okay. Management slow. Facilities need fix. Parking far. Price high. Mixed.
So Frustrating
Badly built. Poorly run. Misleading sales. Wish I didn’t. Not worth it!
Buyer Beware Now!
Always problems. Nothing fixed. Promises broken. Huge regret. Look elsewhere!
Quality Zero!
Falling apart fast. Nobody cares. Lied to buyers. Feel cheated. Never again!
Not Bad for a First Home, But You Need Patience
I bought at E Residence because the price was somewhat affordable for my first home. The house is spacious enough for my small family, and having basic facilities like a jogging track is nice for evening exercise. The location is reasonably convenient, with Telipok town just a short drive away. However, you definitely need to be patient because the project isn’t fully completed yet. The traffic can also get pretty bad sometimes. Hopefully, once the Pan Borneo Highway is finished, it’ll improve. The construction quality is just okay, nothing really wow. But overall, it’s a decent place to live, especially for first-time buyers, you just need to wait for everything to be fully ready.
